STEPS TO BUYING PROPERTIES


We can supervise the negotiations between the parties before you make your offer or accept an offer; to secure financing, we can conduct a study of the property title and issue title insurance to protect the buyer against any possible title defects. Foreigners can obtain financing in the United States without the need to be residing here.

We can also assist you by preparing a pre-closing statement. This document lists costs and any possible problems with the property. Generally, the seller and the buyer do a co-inspection of the property to determine defects or changes needed. The seller must inform the buyer of any defects within his knowledge, and the buyer must accept or refuse each defect or arrange with the Seller for its repair or removal.

The sales contract may include a percentage to be deducted from the sales price if agreed repairs are not performed before closing; we also recommend having a professional inspection on the property for identification of any damage to be included in the list of repairs needed before closing. A "Survey" of the property to determine its true boundaries should also be done.

We can control the terms of signature of the purchase and sales contract so that you only pay when your purchase is legally safe.

We can represent you in the closing. During this final process, transfer of title is made from the seller to the buyer, and financing is also finalized. Besides analysis of title and corresponding title insurance which protects the buyer against any existing defects in the seller's ownership, the seller also warranties the soundness of the title and the property, being ultimately responsible for any encumbrances.
